Location

Linlithgow is the fourth largest town in West Lothian with a population of 13,450. It is located 7 miles north of Livingston, 20 miles west of Edinburgh, and 30 miles east of Glasgow. Widely recognised as the most desirable settlement in West Lothian the town benefits from excellent transport connections with Linlithgow train station providing up to 4 direct trains per hour to Edinburgh (21 minute journey time) and 2 direct trains per hour to Glasgow (30 minute journey time).

The M9, which forms the northern boundary of the town, provides immediate access to the motorway network serving Scotland. In addition to benefiting from excellent retail facilities including three supermarkets and a retail park the area is very well provided for in terms of leisure and sporting amenities including Linlithgow Golf Club, Linlithgow Sports Club and the Xcite leisure centre is located opposite the site. Linlithgow is one of Scotland's important tourist locations with the main historic attractions being Linlithgow Palace and historic High Street.

The site falls within the catchment areas of St Joseph's Primary & St Kentigern's Academy and Linlithgow Primary & the renowned Linlithgow Academy.

The development site which comprises two ownerships extends to a gross area of approx. 35.1 acres and after excluding the steeper embankment and mature planting areas has a development platform as shown by the red line of approx. 31.7 acres/12.8 hectares. In addition the land shown within the blue line is available to be incorporated as recreational areas, parts of the site have had the upper soils removed as it was a former sand and gravel quarry while the remainder of the site is currently being used as a metal recycling facility.

The intention is to identify a preferred developer to acquire the entire site subject to detailed planning and other technical consents. The site, which is located within an Area of Great Landscape Value and within the boundary of the site of the Battle of Linlithgow Bridge, has been identified within the adopted West Lothian LDP as a housing site capable of supporting a development extending to 210 units.
